Radon Testing in York, PA: Home Test Kit vs. Continuous Monitor vs. Professional Test

Every home in York County should be tested for radon — the EPA puts the whole county in Zone 1, its highest-potential category, and Pennsylvania DEP records show roughly one in three tested homes here above the 4.0 pCi/L action level. The question is which test to use, and that depends on why you are testing.

Short-term charcoal kits are the cheapest option. You buy one at a hardware store or from the DEP, leave it in the lowest lived-in level for two to seven days with windows closed, and mail it to a lab. They are fine for a first screening of a home you already own. They are not accepted for most real-estate transactions and they are easy to tamper with, which is why buyers' agents rarely trust a seller-supplied kit result.

Continuous radon monitors log hourly readings over a 48-hour or longer test and flag any tampering (a window opened, the device moved). This is the standard for York County home sales and is what we use when we test before or after mitigation. The hourly data also shows how much the level swings overnight, which helps us size a system.

Professional certified tests are required in Pennsylvania whenever someone is paid to perform the test — the tester must hold PA DEP certification under Chapter 240. A home inspector with a testing certification can run one during the inspection period; a certified mitigator can run one before and after a system install. For a sale, the buyer usually chooses the tester.

When to test: any home that has never been tested; before listing a home for sale (a clean result removes the most common contingency); after any mitigation system is installed; every two years after that; and after major renovations, a new HVAC system, or finishing a basement. Winter tests with the house closed up produce the highest, most conservative readings.
