How to Choose a Radon Mitigation Company in York, PA (PA DEP Certification Checklist)

Search “radon mitigation York PA” and you will find two national franchises, several home-inspection companies that also sell mitigation, a few Maryland and Lancaster outfits that drive in, and a handful of dedicated local mitigators. Prices for the same house can vary by $1,000. Here is how to tell a good York County radon contractor from a bad one before you sign anything.

1. Verify PA DEP certification. Under 25 Pa. Code Chapter 240, anyone who tests for or mitigates radon in Pennsylvania for a fee must hold current certification from the DEP Radon Division. Ask for the certification number and look it up on the DEP's online radon services directory. A home inspector's testing certification does not cover mitigation — they are separate credentials.

2. Insist on an in-person diagnostic before the quote. Pennsylvania rules require a visual inspection before a mitigation bid. Beyond that, a good contractor drills a small test hole and measures sub-slab communication and pressure-field extension. York County has porous limestone in the valley, tight red shale to the north and fractured schist to the south, and the right fan and suction-point count differ for each. A phone quote is a guess.

3. Ask how the fan will be sized. The most common problem we find on other companies' York installs is an oversized fan on a limestone lot. It pulls conditioned air out of the basement, raises heating bills and can back-draft a gas water heater. The second most common is an undersized fan on southern-county schist that never reaches the far corner of the slab. Fan sizing should come from measurements, not a one-size default.

4. Confirm a post-mitigation test is included. A pipe and a fan prove nothing on their own. The contractor should place a follow-up test after the system has run for at least 24 hours and give you the written result. If the quote does not include this, ask why.

5. Check the sealing and finish details. DEP-compliant systems include sealed slab and wall penetrations, urethane-caulked cracks and the floor-wall joint, a gasketed sump lid with a radon-resistant drain where needed, a U-tube manometer, a system label with the certification number, and an exhaust that terminates above the roof surface and away from windows. A home inspector will check for all of it when you sell.

6. Get the guarantee in writing. A reputable York County mitigator guarantees a result below 4.0 pCi/L — and should be aiming for under 2.0 — with free adjustment if the post-test comes in high. Ask what the guarantee covers and for how long the fan is warrantied (five years is standard for major brands).
