Spring Grove lies along Codorus Creek on the western side of York County, between the limestone of the Hanover–York valley and the quartzite and metabasalt ridges of the Pigeon Hills to the south. Homes on the valley floor around the borough and the paper mill generally sit on permeable limestone soils; homes on the slopes toward the Pigeon Hills and Jefferson sit on tighter, rockier ground where soil gas concentrates under the slab. The borough's housing is a mix of late-1800s and early-1900s mill-era homes on stone foundations, mid-century block-basement ranches, and newer developments in Jackson Township off Route 116 and Roths Church Road with poured foundations and passive rough-ins. Stone foundations need extra sealing at the floor-wall joint and often a crawl space membrane; passive rough-ins just need a fan and a post-test.
